Has anyone had success using Accrue Real Estate?
Hi Guys,
Not sure where to start but; we went ahead with Accrue & signed up back in Jan 2018 for an off-the-plan town house & still have nothing to show for it. I was actually on here looking for information to see if any of the other 20 home owners who are building on the same subdivison in Roxburgh Park are having the same trouble we are having with our builder & stumbled across this.
They pitched the perfect sales speech & sucked us in hook, line & sinker but it's been nothing but a struggle since.
Partly due to our own fault with diving straight in (first time investors), we only realised there was a Sunset Clause in the contract after the Bank refused to increase our loan amount to settle on the land. The bank were not happy that the developer had more power & that the land was over valued. This meant we defaulted on the land & were given 2 weeks to find an alternative bank to settle. If we had defaulted, we would have lost our 20K deposit & been black listed for several years. Luckily it all went through on the very last day/ hour. It was extremely stressful.
As for the Brokers they use.. they really haven't got a clue. On settlement day, they told us to transfer a made up number which was 3K short.. luckily the developer allowed us to transfer this online & send them an online receipt so it went through.. absolute nightmare.
Last time we checked (say March 2019), you could buy a house in the same area for $460K.. we paid $515K.. we're already on the back-foot & paying for a mortgage for nothing. Obviously, we got into the market at the wrong time.
All we keep getting now is building surveyor reports that the building work does not meeting Australian Standards & has to be rectified... we're not sure what we have to do to get this house completed so we can finally start to get some sort of return on it. Wished we'd never bothered.
